To \u0107e se nastaviti i 2022. godine, ali uz nove zahtjeve. Financiranje energetski u\u010dinkovitih stambenih zgrada razine 55 koje financira Kreditanstalt f\u00fcr Wiederaufbau (KfW), istje\u010de 1. velja\u010de 2022. Umjesto toga, stro\u017ei Effizienzhausstandard 40 se primjenjuje kao preduvjet za nove zgrade kako bi dobili sredstva od KfW-a.<\/p>\n\n\n\n<p>Naime, izgradnju stambenih zgrada koje \u0161tede energiju Kreditanstalt f\u00fcr Wiederaufbau (KfW) promovira kroz zajmove s niskim kamatama. Primjerice, obitelji mogu dobiti zajam od 100.000 eura za hipoteku s 3,19 posto APR-a fiksno na 10 godina primiti. To nije samo jeftino, ve\u0107 i relativno jednostavno: graditelji moraju samo sagraditi obiteljsku ku\u0107u s odvojenim stanom (dvije stambene jedinice) kao KfW ku\u0107u koja \u0161tedi energiju 40<\/p>\n\n\n\n<p><strong>Porez na imovinu: izjava o procjeni za vlasnike<\/strong><\/p>\n\n\n\n<p>Od 2025. godine treba prera\u010dunati porez na imovinu. Ove godine vlasnici nekretnina stoga moraju do 30. listopada 2022. godine poreznoj upravi podnijeti izjavu o procjeni. Predlo\u017eak \u0107e biti dostupan od po\u010detka srpnja 2022.<\/p>\n\n\n\n<p><strong>Ukida se alokacija tro\u0161kova kabelske televizije<\/strong><\/p>\n\n\n\n<p>Novim Zakonom o telekomunikacijama ja\u010da se i stanarski zakon. Jer od 2022. godine postupno \u0107e nestati raspodjela tro\u0161kova kabelske televizije u stanu. Najmodavci vi\u0161e ne mogu te tro\u0161kove prenijeti na svoje stanare u zakupu. Prije svega, primjenjuju se novi propisi i promjene za ku\u0107ne distribucijske mre\u017ee u novogradnji. U postoje\u0107im zgradama postojat \u0107e prijelazno razdoblje do 30. lipnja 2024. godine.<\/p>\n\n\n\n<p><strong>Potreba za solarnom energijom u nekim njema\u010dkim saveznim zemljama<\/strong><\/p>\n\n\n\n<p>Neke su njema\u010dke savezne zemlje pro\u0161le godine odlu\u010dile legalno instalirati solarne sustave. U Baden-W\u00fcrttembergu vlasnici novih nestambenih zgrada moraju imati fotonapon od po\u010detka godine. Od svibnja 2022. to \u0107e se odnositi i na nove stambene zgrade. Druge savezne zemlje poput Berlina, Hamburga i Schleswig-Holsteina zahtijevati \u0107e solarnu energiju 2023. godine.<\/p>\n\n\n\n<p><strong>Obavezna prijava tro\u0161kova grijanja<\/strong><\/p>\n\n\n\n<p>Novim propisima u zakonu o najmu pridru\u017eit \u0107e se i Pravilnik o tro\u0161kovima grijanja od 2022. godine. Ako su vlasnici ili iznajmljiva\u010di ve\u0107 postavili daljinski \u010ditljive mjerne ure\u0111aje za grijanje u stanu, du\u017eni su o tome obavijestiti i dati podatke. Stanari imaju pravo dobiti mjese\u010dnu potvrdu o potro\u0161nji i obra\u010dunu za svoj stan.<\/p>\n\n\n\n<p><strong>EEG doplata pada, porez na CO2 raste<\/strong><\/p>\n\n\n\n<p>Od sije\u010dnja 2022. stanari \u0107e dobiti blago smanjenje tro\u0161kova elektri\u010dne energije smanjenjem EEG doplate (dodatak na cijenu elektri\u010dne energije) sa 6,5 \u200b\u200bcenti po kWh na 3,723 centa po kWh. U isto vrijeme, me\u0111utim, raste porez na CO2 za fosilna goriva, na primjer za tro\u0161kove grijanja. U budu\u0107nosti \u0107e se porez na CO2 odrediti u zakonu o najmu u zakonu o najmu i podijeliti izme\u0111u najmodavca i najmoprimca.<\/p>\n\n\n\n<p><strong>Najamnine<\/strong><\/p>\n\n\n\n<p>Reformom zakona o indeksu najamnina stanari bi trebali imati vi\u0161e prava i sigurnosti kada se najamnina pove\u0107ava u budu\u0107nosti. Prilagodbe najamnine postaju sve te\u017ee i za kreiranje kvalificiranih indeksa najamnina primjenjuju se jedinstvenija pravila. Tzv. ko\u010dnica cijene najma produ\u017eit \u0107e se do 2029. godine, a namjera je osigurati pristupa\u010dniji \u017eivotni prostor, posebice na napetim stambenim tr\u017ei\u0161tima.<\/p>\n\n\n\n<p><strong>Popis stanovni\u0161tva 2022. godine<\/strong><\/p>\n\n\n\n<p>Na kraju, ali ne i najmanje va\u017ena popi stanovni\u0161tva se provodi 2022. godine. Popis, koji je odgo\u0111en za godinu dana, sada se provodi i, prije svega, odgovoran je i za vlasnike i iznajmljiva\u010de. Za popis stanovni\u0161tva moraju odgovoriti na pitanja o najmoprimcu, najmu, stanu ili zgradi, najamnini i drugim aspektima.
