Prema posljednjim podacima Agencije za statistiku BiH, taj rast je, u pore\u0111enju s prosje\u010dnom cijenom novih prodatih stanova u 2020. godini, u prethodnoj bio ve\u0107i od pet posto.<\/p>\n\n\n\n<p>Ipak, proteklu je godinu obilje\u017eila \u010dinjenica da je na tr\u017ei\u0161tu zabilje\u017een kroni\u010dni manjak nekretnina u novogradnji, s jedne, i ogromna potra\u017enja, s druge strane. To se posebno odnosi na glavni grad BiH, pi\u0161e Avaz.<\/p>\n\n\n\n<p>Podaci Agencije<\/p>\n\n\n\n<p>U prilog tome govore i podaci Agencije, gdje je posljednjeg mjeseca protekle godine broj predvi\u0111enih stanova za gradnju u odnosu na isti period godinu ranije manji za 13,2 posto.<\/p>\n\n\n\n<p>Me\u0111utim, kako nam obja\u0161njava Maho Taso iz sarajevske Agencije \u201eProstor\u201c, nezahvalno je promatrati statistiku na mjese\u010dnoj osnovi, budu\u0107i da je cijeli niz faktora koji, pogotovo u situaciji s koronavirusom, utje\u010de na dobivanje odobrenja za gra\u0111enje.<\/p>\n\n\n\n<p>&#8211; Bit \u0107e zanimljivo gledati ovu godinu, s obzirom na to da smo u prethodnoj imali i odre\u0111eni zastoj investitora, ali i \u010dinjenicu da kod nas gra\u0111evinska sezona traje, prakti\u010dno, od prolje\u0107a do jeseni &#8211; ka\u017ee Taso.<\/p>\n\n\n\n<p>Potvr\u0111uje da su cijene kvadrata strahovito rasle u svim ve\u0107im gradovima, poput Banje Luke, Tuzle, Mostara, a pogotovo Sarajeva, i to od 20 do 30 posto u odnosu na godinu ranije, kada je, jasno, rije\u010d o novogradnji.<\/p>\n\n\n\n<p>&#8211; S jedne strane, zabilje\u017een je rast cijena na tra\u017eenim lokacijama, dok se, naprimjer, na drugima, koje kupcima nisu atraktivne, cijene nisu pomakle. Definitivno, najvi\u0161e se tra\u017ei novogradnja, a, ako su stanovi adaptirani, onda kupci preferiraju da su kvalitetno ura\u0111eni kako ne bi imali vi\u0161e potrebu za bilo kakvom intervencijom &#8211; isti\u010de Taso.<br>Te\u0161ko se prodaju<\/p>\n\n\n\n<p>Na\u0161 sugovornik ka\u017ee da, usprkos inflaciji i visokim cijenama, gra\u0111ani svoj novac na ra\u010dunima prebacuju na nekretnine, a u cijeloj pri\u010di su bitne i odli\u010dne kamatne stope na stambene i hipotekarne, ali i nenamjenske kredite koje banke daju.<\/p>\n\n\n\n<p>Zbog segmentiranog tr\u017ei\u0161ta, kako iznosi Taso, cijene stanova su varirale od 2.500 KM po kvadratu u starogradnji, do 3.000 KM u novogradnji na podru\u010dju Novog Grada u Sarajevu.<\/p>\n\n\n\n<p>U Novom Sarajevu cijene kvadrata su se kretale od 3.000 KM do 4.000 KM u novogradnji, a na pojedinim lokacijama u glavnom gradu BiH dostizale su \u010dak 6.000 KM. S druge strane, stanovi u zgradama austrougarske gradnje, i to na odli\u010dnim lokacijama, znali su biti i ispod 2.000 KM po kvadratu, ali su se te\u0161ko prodavali.<\/p>\n\n\n\n<p>U Banjoj Luci kvadratni metar nekretnine, i to na nekim rubnim lokacijama, ko\u0161tao je 3.000 KM, a u Mostaru, u prosjeku, po 2.500 KM.<\/p>\n\n\n\n<p>Gra\u0111evinski materijal<\/p>\n\n\n\n<p>Visoku cijenu stanova diktirale su i cijene gra\u0111evinskog materijala, koje su porasle za 30 posto, a rast cijena nekretnina o\u010dekuje se do sredine godine, odnosno, zavisno od koli\u010dine pristiglih stanova na tr\u017ei\u0161tu i drugih faktora.<\/p>\n\n\n\n<p>Izvor:avaz.ba<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Rast cijena nekretnina obilje\u017eio je i proteklu godinu.
