No, ono \u0161to sad velikoj ve\u0107ini bh. stanovnika izaziva problem kada je rije\u010d o ulaganju ove vrste, vrtoglave su cijene gra\u0111evinskog materijala koje su dovele i do poskupljenja kvadrata stana, pi\u0161e&nbsp;<a href=\"https:\/\/www.vecernji.ba\/vijesti\/kvadrat-stana-raste-do-vrtoglavih-6000-km-1577667\" target=\"_blank\" rel=\"noreferrer noopener\">Ve\u010dernji list BiH.<\/a><\/p>\n\n\n\n<p><strong>&nbsp;Kupovna mo\u0107<\/strong><\/p>\n\n\n\n<p>Vlasnik Gra\u0111evinskog poduze\u0107a Borko \u0110uri\u0107 za Nezavisne je rekao kako cijene gra\u0111evinskog materijala idu u nebo, \u0161to \u0107e se odraziti i na cijene gra\u0111evinskih objekata \u010dija je realizacija u tijeku.<\/p>\n\n\n\n<p>&#8211; Sigurno \u0107e do\u0107i do poskupljenja gotovih proizvoda, a samim time \u0107e i ve\u0107e cijene nekretnina utjecati na potra\u017enju jer kupovna mo\u0107 nije tako visoka da to pokrije u onoj mjeri u kojoj je mogla do pojave ovih problema s kojima se sada suo\u010davamo. I nesta\u0161ica je ve\u0107 prisutna, a sigurno je da \u0107e u vremenu pred nama biti sve izra\u017eenija jer je nepredvidivo kako \u0107e se kretati kompletna situacija &#8211; kazao je \u0110uri\u0107.<\/p>\n\n\n\n<p>Kako je objasnio, zbog trenuta\u010dne situacije gra\u0111evinskim tvrtkama bit \u0107e ugro\u017eeni rokovi za zavr\u0161etak radova. &#8211; Sasvim je sigurno da \u0107e neki gra\u0111evinski objekti biti dovedeni u stanje prekida radova jer se ne\u0107e mo\u0107i osigurati materijal i uvjeti da se oni zavr\u0161e &#8211; isti\u010de \u0110uri\u0107.<\/p>\n\n\n\n<p>Dodao je kako je jako te\u0161ko predvidjeti \u0161to \u0107e se doga\u0111ati oko cijena u ovom sektoru jer, kako ka\u017ee, sve ovisi o globalnim kretanjima. Posebice je, ka\u017eu investitori, poskupjelo \u017eeljezo zbog obustave isporuke u Ukrajini, a o\u010dekuje se i novo poskupljenje.<\/p>\n\n\n\n<p>Ekonomist Zoran Pavlovi\u0107 nedavno je za BHRT kazao kako je armaturno \u017eeljezo u ovoj godini skuplje.<\/p>\n\n\n\n<p>&#8211; Armaturno \u017eeljezo u ovoj je godini skuplje za 20 &#8211; 25 posto, ne\u0161to je stabilnija situacija kod izolacijskog materijala, ali i tu dolazi do poskupljenja, prije svega, \u0161to svi proizvo\u0111a\u010di o\u010dekuju da \u0107e njihove ulazne cijene sirovina poskupjeti, pa poskupljuju i robu koja je na lageru &#8211; objasnio je Pavlovi\u0107.<\/p>\n\n\n\n<p>Cijena \u010detvornog metra strahovito je rasla u svim ve\u0107im gradovima, poput Banje Luke, Tuzle, Mostara, a osobito u Sarajevu, i to od 20 do 30 posto u odnosu na godinu ranije, kada je, jasno, rije\u010d o novogradnji.<\/p>\n\n\n\n<p>Ina\u010de, raspon za staru gradnju u Banjoj Luci je izme\u0111u 2300 i 2600 maraka po \u010detvornom metru. Cijene u novogradnji u prosjeku su 3500 maraka po kvadratu, a u u\u017eem sredi\u0161tu grada i do 5000 maraka. Inflacija ide na ruku investitorima jer gra\u0111ani iz straha od gubitka vrijednosti novca spas vide u ulaganju u nekretnine.<\/p>\n\n\n\n<p>Primjerice, u Novom Sarajevu cijena kvadrata kretala se od 3000 do 4000 KM u novogradnji, a na pojedinim lokacijama dosezala je \u010dak 6000 KM.<\/p>\n\n\n\n<p>S druge strane, stanovi u zgradama austrougarske gradnje, i to na odli\u010dnim lokacijama, mogli su se na\u0107i i po cijeni ispod 2000 KM po \u010detvornom metru. Prosje\u010dna cijena \u010detvornog metra stana u Mostaru je 2500 KM, iako \u0107e, kako su nam i ranije potvrdili agenti za nekretnine, rasti na 3000 maraka.<\/p>\n\n\n\n<p><strong>Kada je kraj?<\/strong><\/p>\n\n\n\n<p>Rast cijena nekretnina, prognoziraju stru\u010dnjaci, o\u010dekuje se do sredine godine, odnosno ovisno o koli\u010dini dostupnih stanova na tr\u017ei\u0161tu i drugim \u010dimbenicima. No, iako su jo\u0161 i ranije podaci pokazali da cijene nekretnina rastu, statistike upu\u0107uju na to da je i potra\u017enja itekako velika.<\/p>\n\n\n\n<p>&#8211; Broj prodanih novih stanova u \u010detvrtom tromjese\u010dju 2021. godine, u odnosu na \u010detvrto tromjese\u010dje 2020. godine, ve\u0107i je za 42,1 posto.
