Nakon korone, koja je donekle smirila situaciju i donijela kakvu-takvu sigurnost podstanarima jer su u stanovima mogli ostati dulje nego prije, opet su krenule stare muke, poja\u010dane sveop\u0107om najezdom turista, kao i ukrajinskih izbjeglica koji su spremni platiti bolju cijenu. S druge strane, vlasnici su se ponovno okrenuli turizmu pa je ponuda za dulji najam stanova prili\u010dno slaba i neizvjesna, pi\u0161e <a href=\"https:\/\/slobodnadalmacija.hr\/split\/cim-se-oglasi-stan-za-najam-momentalno-plane-podstanarske-muke-su-strasne-sve-sam-dogovorila-s-najmodavcima-a-za-par-dana-me-zovu-da-primaju-ukrajince-za-triput-vecu-cijenu-1206674\">Slobodna Dalmacija<\/a>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201dMjesecima ve\u0107 pi\u0161em&#8230; Tra\u017eim stan u najam dugoro\u010dno. Treba nam odvojena soba zbog djeteta, a imamo i malog psa, nau\u010denog da je stan uredan. Nismo izbirljivi, mo\u017ee i suteren. Jedino da nema vlage i da nije derutni namje\u0161taj. Mogu i Ka\u0161tela, Trogir, Solin&#8230;\u201d, pi\u0161e jedna gospo\u0111a u Facebook grupama za tra\u017eenje stanova. Spremna je izdvojiti do 2200 kuna s re\u017eijama.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Druga se ljuti jer se javila na jedan oglas za garsonijeru na Dragovodama, gdje vlasnik tra\u017ei 600 eura za mjese\u010dni najam plus tisu\u0107u kuna pologa.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201dNa\u0161la sam bila nedavno stan. Dogovorili sve: najam 300 eura plus re\u017eije, da bi me zvali nakon par dana da primaju Ukrajince i stavili im cijenu na taj isti oglas 800 eura\u201d, iskustvo je jedne podstanarke.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">33 kvadrata &#8211; 700 eura!<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">U sli\u010dnim problemima je mno\u0161tvo ljudi bez svoga krova nad glavom. Kao i sve, i cijene stanova su sko\u010dile. Negdje vi\u0161e, negdje manje. Trosobni stan s terasom pokraj Kampusa za dugoro\u010dni najam studentima, dostupan od 1. kolovoza, nudi se za 550 eura plus re\u017eije. Ovaj oglas nam se \u010dak u\u010dinio povoljan s obzirom koliko drugi tra\u017ee.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Pravi hit na Facebooku napravio je jedan iznajmljiva\u010d koji stan od 33 kvadrata u Velebitskoj ulici iznajmljuje za 700 eura do 1. studenoga, a nakon toga za 600 eura. Uvjeti su mu: dugoro\u010dni najam, pla\u0107anje prvog u mjesecu, a na potpisivanju ugovora o najmu pla\u0107a se iznos u visini pet mjese\u010dnih najmova: teku\u0107i mjese\u010dni najam, tri najma depozita i agencijska provizija. Lijepo je on to poslo\u017eio, ali oglas je brzo uklonjen s Nju\u0161kala. Ili se zasramio, ili mu se posre\u0107ilo.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Da se svaki oglas ozbiljno razmatra neovisno o tome koliko realan bio, svjedo\u010di nam i Jasminka Bili\u0161kov iz agencije \u201cBili\u0161kov nekretnine\u201d.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u2013 Stanove za dugoro\u010dni najam ne stignem ni oglasiti jer je tolika potra\u017enja za njima. \u010cim se jedan stan oslobodi, imamo listu ljudi koji ih tra\u017ee, tako da se u rekordnom roku na\u0111u novi podstanari. Sad nam, ovog mjeseca, izlaze iz jednog stana studentice, a ve\u0107 imam troje zapisanih za taj stan. A cijene variraju. Moji stalni klijenti uglavnom dr\u017ee iste cijene. Mo\u017eda su neki poskupili, ali tek za 50 eura, dok ih je ve\u0107ina ostala na starim cijenama. Ali da je potra\u017enja ogromna, a ponuda slaba, to svakako \u2013 ka\u017ee nam ova agentica.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Kako nam sti\u017ee i bjelosvjetska Ultra, koja je nekad bildala cijene apartmana i soba u Splitu, ove godine stanje je ipak normalnije. Nema onog divljanja cijena. Cijene turisti\u010dkih najmova ionako su visoke, a sezona nam je rano krenula, tako da su termini za Ultru odavno rasprodani pa ih i nema u oglasima previ\u0161e. Ono \u0161to smo uspjeli prona\u0107i na Airbnbu, no\u0107enje za dvoje u vrijeme Ultre cijeni se od tisu\u0107u, negdje \u010dak i tri tisu\u0107e kuna, u \u0161irem centru grada. U Solinu smo prona\u0161li cijenu od 620 kuna za dvoje&#8230; pa tko mo\u017ee, nek izvoli.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u2013 Termini za Ultru su mi odavno bukirani, tako da nemam s tim problema. Stavila sam 150 eura za apartman za dvoje, a ina\u010de mi je no\u0107enje za dvoje 120 eura. Do prije dva mjeseca dr\u017eala sam cijenu od 80 eura, ali sam sku\u017eila da su svi oko mene toliko dignuli cijene pa sam i ja povisila.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Ina\u010de, ve\u0107 dva mjeseca je ludilo \u0161to se ti\u010de turista. Sezona nikad bolja! Ve\u0107 sam puna i za idu\u0107u godinu, ve\u0107 od travnja, a ove godine sve mi je bukirano do 1. listopada. Dolaze mi mla\u0111i parovi uglavnom, Britanci, Nijemci, \u0160panjolci, Ukrajinci \u010dak, a ima dosta i Litavaca \u2013 govori nam jedna iznajmljiva\u010dica iz Varo\u0161a.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Vratimo se podstanarima. Njima je Ultra svaki dan dok tra\u017ee stan. Sve dok traje sezona, koja je donijela i mno\u0161tvo sezonaca uz turiste, te\u0161ko da \u0107e se razumna ponuda stanova na dulje pojaviti.
