Kako pokazuju podaci Agencije za statistiku BiH, prosje\u010dna cijena novih stanova po\u010detkom ove godine iznosi 2248 KM po \u010detvornom metru, \u0161to je za 23 posto vi\u0161e u odnosu na prosje\u010dnu cijenu stanova u 2021. godini.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Uspore\u0111uju\u0107i samo prvo tromjese\u010dje ove i lanjske godine razlika u cijeni je gotovo 25 posto, odnosno 450 KM su skuplji ove u odnosu na pro\u0161lu godinu.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Usporedbe radi, cijena novih stanova u 2018. godini iznosila je 1613 KM, \u0161to bi zna\u010dilo da je danas \u010detvorni metar novogradnje, u odnosu na vrijeme prije pojave pandemije koronavirusa, skuplji za 635 KM. Ponuda Da su cijene stanova strahovito rasle, potvr\u0111uju i podaci agencija za nekretnine prema \u010dijim je pokazateljima u glavnom bh. gradu potrebno izdvojiti 20 do 30 posto vi\u0161e novca u odnosu na godinu ranije.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">U Sarajevu cijena jednog kvadrata u sredi\u0161tu grada iznosi 5 do 6 tisu\u0107a KM, dok cijene u naseljima ne\u0161to daljim od centra iznose oko 2500 KM. Kako ka\u017eu iz agencija, tra\u017ei se stan vi\u0161e i nemaju potrebu za ogla\u0161avanjem stanova. Potra\u017enja je ogromna, ali sve je manja ponuda zbog \u010dega cijene ne prestaju rasti. Prosje\u010dna cijena \u010detvornog metra stana u Mostaru je 2500 KM, iako \u0107e, kako su nam i ranije potvrdili agenti za nekretnine, rasti na 3000 maraka.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Cijene kvadrata stanova u Neumu dostigle su i prema\u0161ile 6000 maraka u zgradama koje su u prvom redu do mora ili preko magistrale. Potra\u017enja je ogromna, ali je ponuda slaba jer nema gradnje, pa cijene ne prestaju rasti. I u jedinom bh. gradu na moru potra\u017enja je ve\u0107a u odnosu na ponudu.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">&#8211; Stanovi u Neumu tra\u017ee se kao nikada do sada, ali je ponuda vrlo mala jer jednostavno nema gradnje.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Cijena stanova u Neumu ovisi o lokaciji, odnosno je li u prvom redu do mora, u blizini mora ili preko magistrale. Uz samo more kvadrat stoji 3000 eura, malo udaljeniji oko 2200, a oko magistrale 1500 eura. Naravno, cijena ovisi i o tome u kakvom je stanju nekretnina &#8211; kazali su medijima iz agencije za nekretnine Adria Nekretnine u Neumu.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Zanimljiv je podatak da je za najskuplju ku\u0107u prodanu u Banjoj Luci u lipnju ove godine, \u010dija je povr\u0161ina tek 93 \u010detvorna metra, novi vlasnik je isplatio 326.476 KM ili 3510 maraka po kvadratu. U istom razdoblju, za najskuplji stan, kupac je izdvojio 254.837 KM za 85 kvadratnih metara ili 2998 maraka po kvadratu.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Prema evidenciji o nepokretnostima Republi\u010dke uprave za geodetske i imovinsko-pravne poslove Republike Srpske, najskuplji stan u Isto\u010dnom Novom Sarajevu, \u010dija je povr\u0161ina oko 110 kvadratnih metara, prodan je za 160.000 KM, a najskuplji kvadrat pla\u0107en je 2100 marka u stanu povr\u0161ine 60,5 kvadratnih metara, pi\u0161e&nbsp;capital.ba.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">No, unato\u010d rastu cijena, raste i potra\u017enja za stanovima. Rasprodaju se i prije po\u010detka gradnje, \u0161to nam je u nedavnom razgovoru potvrdila i Enisa Kadi\u0107, voditeljica Centra za analizu i informatiku i v. d. predsjednice za Udruge za gra\u0111evinarstvo i industriju gra\u0111evinskog materijala pri gospodarskoj komori FBiH.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Ulaganje &#8211; Stanovi &#8211; koliko god poskupjeli &#8211; rasprodani su i prije po\u010detka gradnje, a to zna\u010di da oni koji imaju mogu\u0107nost, ula\u017eu u nekretnine i tako \u0161tite vrijednost kapitala kojim raspola\u017eu.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">I tvrtke, koje ostvaruju veliku dobit, konstantno ula\u017eu, a ne zadr\u017eavaju je. Ulaganje ne zna\u010di nu\u017eno dobit nego zadr\u017eavanje postoje\u0107e imovine.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Nekretnina, kakva god bila, uvijek je sigurna i uvijek se na kraju mo\u017ee pretvoriti u novac.
