{"id":168328,"date":"2022-08-10T14:41:27","date_gmt":"2022-08-10T13:41:27","guid":{"rendered":"https:\/\/radioljubuski.ba\/?p=168328"},"modified":"2022-08-10T14:41:28","modified_gmt":"2022-08-10T13:41:28","slug":"trziste-u-bih-nikako-da-se-ohladi-cijene-stanova-i-dalje-divljaju-a-potraznja-veca-od-ponude","status":"publish","type":"post","link":"https:\/\/radioljubuski.ba\/index.php\/2022\/08\/10\/trziste-u-bih-nikako-da-se-ohladi-cijene-stanova-i-dalje-divljaju-a-potraznja-veca-od-ponude\/","title":{"rendered":"Tr\u017ei\u0161te u BiH nikako da se ohladi: Cijene stanova i dalje divljaju, a potra\u017enja ve\u0107a od ponude"},"content":{"rendered":"\n<p class=\"wp-block-paragraph\">Dok se u pojedinim zemljama Europe tr\u017ei\u0161te nekretnina \u201ehladi\u201c, u BiH to nije slu\u010daj. \u0160tovi\u0161e, smanjenja trenda rasta cijena nema.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Podsjetimo, koncem protekle godine prosje\u010dne cijene prodatih stanova dosegle su rekordni nivo od 1.905 KM po kvadratu, dok je, prema posljednjim podacima Agencije za statistiku BiH, taj rast znatno ve\u0107i.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Veliki rast<br>Tako je prosje\u010dna cijena kvadrata prodatih novih stanova u prvom kvartalu ove godine iznosila 2.248 KM, \u0161to je u pore\u0111enju s godinom ranije rast za \u010dak 23 posto.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Usto \u0161to cijene nekretnina u BiH nastavljaju rasti, potra\u017enja je i dalje ve\u0107a od ponude.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Potvr\u0111uje nam to Maho Taso iz sarajevske agencije za nekretnine \u201eProstor\u201c, nagla\u0161avaju\u0107i da je u odnosu na po\u010detak godine u ovom periodu zna\u010dajno pobolj\u0161ana ponuda, ali u starogradnji.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">&#8211; Iako je taj balans povoljniji, ipak je potra\u017enja i dalje ogromna. Tra\u017ee se, prakti\u010dno, nekretnine u svim dijelovima grada i svih kvadratura, mada se naj\u010de\u0161\u0107e radi o stanovima veli\u010dine izme\u0111u 40 i 70 kvadratnih metara. Naravno, najvi\u0161e se tra\u017ei novogradnja, ali takvih projekata skoro da nema. Ono \u0161to je bilo, a radilo se o luksuznim projektima, skoro sve je rasprodato, a cijena kvadrata u tim objektima se kretala izme\u0111u 6.000 i 7.000 KM &#8211; ka\u017ee nam Taso.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Visina kamata<br>Na\u0161 sugovornik navodi i to da su kamatne stope na stambene, hipotekarne, kao i nenamjenske kredite i dalje povoljne, odnosno nisu zna\u010dajnije narasle, pi\u0161e Avaz.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Eventualno, ve\u0107i porast kamata mogao bi dovesti do usporavanja tr\u017ei\u0161ta nekretnina i smanjenja trenda rasta cijena. U Mostaru skoro da nema novogradnje, a renovirani stanovi se prodaju po cijeni od 2.000 do 2.300 KM po kvadratu.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">I u Trebinju &#8220;\u017eara&#8221;<br>U Zenici se kvadrat nekretnine u starogradnji prodaje po cijeni izme\u0111u 1.500 i 2.000 KM, a u novogradnji ko\u0161ta i vi\u0161e od 2.500 KM.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">U Banjoj Luci su se stanovi i na rubnim dijelovima prodavali po cijeni od 3.000 KM po kvadratu, dok se u Trebinju u novogradnji kvadrat stana pla\u0107a i po 4.500 KM.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Izvor:avaz.ba<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Dok se u pojedinim zemljama Europe tr\u017ei\u0161te nekretnina \u201ehladi\u201c, u BiH to nije slu\u010daj. \u0160tovi\u0161e, smanjenja trenda rasta cijena nema.
