Ovaj problem evidentan je u svim zemljama svijeta, a na njihovom rje\u0161enju poku\u0161avaju raditi vlade svih politi\u010dkih uvjerenja.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">To je fenomen kojem je pandemija dala krila, a nije samo rije\u010d o kupovini nekretnine ve\u0107 rastu i stanarine u mnogim gradovima. Vi\u0161egodi\u0161nje pitanje tro\u0161kova stanovanja postalo je jedno od akutnih stambenih nejednakosti, a \u010ditava generacija je u opasnosti da bude u zaostatku.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">&#8220;Svjedoci smo da su dijelovi dru\u0161tva odsje\u010deni iz dijelova na\u0161eg grada jer vi\u0161e ne mogu priu\u0161titi stanove. To je slu\u010daj u Londonu, Parizu, Rimu, a sada na\u017ealost sve vi\u0161e u Berlinu&#8221;, kazao je gradona\u010delnik Berlina Michael Mueller.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Politi\u010dari daju brojne ideje za rje\u0161enje problema, od ograni\u010denja stanarine do posebnih poreza stanodavcima, nacionalizacije privatnog vlasni\u0161tva ili pretvaranja upra\u017enjenih ureda u stanove. Nigdje nema dokaza o lakom ili odr\u017eivom rje\u0161enju.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">U Ju\u017enoj Koreji, stranka predsjednika Moon Jaeina ove je godine bila na udaru nakon \u0161to nije uspjela rije\u0161iti problem da se prosje\u010dna cijena stana u Seulu smanji. Vode\u0107i kandidat opozicije za predsjedni\u010dke izbore sljede\u0107e godine upozorio je na potencijalni kolaps tr\u017ei\u0161ta stanova s rastom kamata.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Kina je ove godine poja\u010dala ograni\u010denja u sektoru nekretnina i \u0161pekuli\u0161e se o pove\u0107anju poreza na nekretnine kako bi se sru\u0161ile cijene. Cijena stana u Shenzhenu bila je jednaka 43,5 puta ve\u0107oj prosje\u010dnoj pla\u0107i stanovnika u lipnju.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Kanadski premijer Justin Trudeau obe\u0107ao je, ako bude ponovo izabran, dvogodi\u0161nju zabranu stranim kupcima. Trudeauovi liberali obe\u0107avaju reviziju eskaliraju\u0107ih cijena na tr\u017ei\u0161tima, uklju\u010duju\u0107i Vancouver i Toronto, kako bi suzbili \u0161pekulacije. Konzervativka Erin O&#8217;Toole obe\u0107ava da \u0107e izgraditi milijun domova u tri godine kako bi se uhvatila u ko\u0161tac sa stambenom krizom. \u010celnica Nove demokratske stranke Jagmeet Singh \u017eeli 20 posto poreza na strane kupce za borbu protiv ove krize. Suo\u010davaju\u0107i se sa iznena\u0111uju\u0107e tijesnom utrkom, Trudeau \u0107e morati privu\u0107i mlade gradske glasa\u010de ako \u017eeli imati ikakve \u0161anse da vrati svoju ve\u0107inu.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">S godi\u0161njom inflacijom od oko 50 posto, Argentincima nisu nepoznata poskupljenja, ali za stanovnike Buenos Airesa pove\u0107anje stanarina dodaje ekonomski pritisak, a s tim i politi\u010dko nezadovoljstvo. Zakonodavstvo koje je usvojila koalicija predsjednika Alberta Fernandeza ima za cilj dati ve\u0107a prava zakupcima. Prema novim pravilima, ugovori koji su tradicionalno bili dvije godine sada su produ\u017eeni na tri. I umjesto da stanodavci odre\u0111uju cijene, centralna banka je stvorila indeks koji odre\u0111uje koliko \u0107e stanarina rasti u drugoj i tre\u0107oj godini. Pokazalo se da je to krajnje kontroverzno, s dokazima da su neki vlasnici nekretnina prerano pove\u0107avali cijene kako bi se kasnije suprotstavili neizvjesnosti reguliranih pove\u0107anja. Drugi jednostavno skidaju nekretnine s tr\u017ei\u0161ta.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Oglasi za iznajmljivanje stanova u gradu Buenos Airesu ove su godine manji za 12 posto u odnosu na prosjek 2019. godine, a u okolnom podru\u010dju metroa za 36 posto, prema web stranici za nekretnine ZonaProp. Stanarine u Buenos Airesu rastu mnogo br\u017ee od cijena ili pla\u0107a.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Pandemija je svjetsko tr\u017ei\u0161te nekretnina dovela do rekorda u posljednjih 18 mjeseci zbog uzajamno niskih kamatnih stopa, nedostatka proizvodnje, promjene obiteljske potro\u0161nje i manje ku\u0107a koje se stavljaju na prodaju. Iako je to blagodat za postoje\u0107e vlasnike, potencijalnim kupcima je sve te\u017ee do\u0107i u vlasni\u0161tvo stambenog objekta.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Pristupa\u010dnost stanovanja postaje sve gora. U mnogim zemljama OECD-a odnos cijena i prihoda dramati\u010dno je porastao od 1995. godine.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Rezultat je, u Americi, kao i u drugim zemljama, sve ve\u0107i generacijski jaz izme\u0111u Baby Boomera, za koje je statisti\u010dki vjerovatnije da \u0107e posjedovati ku\u0107u, i milenijalaca i generacije Z &#8211; koji gledaju kako njihovi snovi o kupovini odlaze u dim.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Postoje\u0107i stambeni dug mogao bi sijati sjeme sljede\u0107e ekonomske krize ako tro\u0161kovi zadu\u017eivanja po\u010dnu rasti.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u0160vedska vlada uru\u0161ila se u lipnju nakon \u0161to je predlo\u017eila promjene kojima bi se odustalo od tradicionalnih kontrola i omogu\u0107ilo da tr\u017ei\u0161te odre\u0111uje ve\u0107e kirije.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">U Berlinu je sud poni\u0161tio poku\u0161aj ukro\u0107ivanja pove\u0107anja stanarine. U kampanji su prikupili dovoljno potpisa za izvo\u0111enje referenduma o oduzimanju imovine velikim privatnim stanodavcima.
