{"id":70110,"date":"2021-10-01T10:53:34","date_gmt":"2021-10-01T09:53:34","guid":{"rendered":"https:\/\/radioljubuski.ba\/?p=70110"},"modified":"2021-10-01T10:53:35","modified_gmt":"2021-10-01T09:53:35","slug":"u-zagrebu-kvadrat-stana-2200-eura-a-u-splitu-se-penje-cak-na-3020","status":"publish","type":"post","link":"https:\/\/radioljubuski.ba\/index.php\/2021\/10\/01\/u-zagrebu-kvadrat-stana-2200-eura-a-u-splitu-se-penje-cak-na-3020\/","title":{"rendered":"U Zagrebu kvadrat stana 2200 eura, a u Splitu se penje \u010dak na 3020"},"content":{"rendered":"\n<p class=\"wp-block-paragraph\">Prosje\u010dna cijena stana u Zagrebu u lipnju je iznosila 2200 eura po \u010detvornom metru i, u odnosu na isti mjesec lani, rasla je 3,6 posto dok je u Splitu pove\u0107ana 1,9 posto, na 3020 eura, pokazuje polugodi\u0161nji pregled tr\u017ei\u0161ta nekretnina u Hrvatskoj tvrtke Colliers Hrvatska, Slovenija i BiH<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Volumen transakcija stanova posljednjih godina tako\u0111er raste, posebice u Zagrebu, na koji se, prema transakcijskoj bazi podataka eNekretnine, odnosi 40 posto svih transakcija stanova u Hrvatskoj u prvih \u0161est mjeseci, pi\u0161e Jutarnji list.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u2018Zbog potresa, koji su uni\u0161tili veliki dio starogradnje u centru Zagreba, pove\u0107ana je potra\u017enja, koja uglavnom dolazi od lokalnog stanovni\u0161tva u potrazi za stalnim smje\u0161tajem, i to prvenstveno za novogradnjom izgra\u0111enom po najvi\u0161im sigurnosnim standardima\u2019, stoji u pregledu, u kojem se dodaje da je u vrijeme lockdowna zabilje\u017eena pove\u0107ana potra\u017enja za ku\u0107ama.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Ponudi novogradnje u Zagrebu, ocjenjuje se, pridonijet \u0107e projekt VMD Kvart Heinzelova \u2013 Darwinova, pri \u010demu je prva faza gradnje planirana do kraja 2021. godine, a druga za 2022. i 2023. godinu. Prodajne cijene za vi\u0161e od 400 stanova u stambenom kompleksu kre\u0107u se izme\u0111u 2600 i 3000 eura po \u010detvornom metru.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Kako je pandemija ubrzala trendove poput rada od ku\u0107e, neke tvrtke, posebno u IT sektoru, razmatraju neku od verzija hibridnog poslovnog modela. Vi\u0161e se tra\u017ee fleksibilni uredski prostori i coworking. Kada je rije\u010d o cijenama zakupa, prosje\u010dna neto efektivna cijena zakupa ureda klase A u Zagrebu ostala je na 12,5 eura po \u010detvornom metru. Stopa praznih prostora je oko 5 posto.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Pove\u0107ao se i trend online kupovine te e-trgovine, ali se ipak o\u010dekuje da \u0107e vode\u0107i shopping centri na dobrim lokacijama nastaviti s dobrim rezultatima. Prehrambene trgovine (Lidl, Kaufland, Plodine, Tommy) nastavile su \u0161irenje, predvo\u0111ene talijanskim diskonterom Eurospinom, posljednjim maloprodajnim lancem koji je u\u0161ao na hrvatsko tr\u017ei\u0161te.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Unato\u010d povoljnom geografskom polo\u017eaju, blizini i prometnoj povezanosti sa srednjom Europom, navode u Colliersu, industrijsko-logisti\u010dko tr\u017ei\u0161te ostaje najnerazvijenije tr\u017ei\u0161te nekretnina u Hrvatskoj. Potra\u017enja posljednjih godina kontinuirano raste, posebno za modernim logisti\u010dkim prostorima. S pove\u0107anim interesom i aktivno\u0161\u0107u developera, pove\u0107anje ponude o\u010dekuje se u narednim godinama, posebno s novim build-to-suit (BTS) projektima.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Glavni pokreta\u010di potra\u017enje su retail, distributeri, 3PL operateri i e-trgovina.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cLokalni developeri dominiraju tr\u017ei\u0161tem koje karakterizira ograni\u010dena ponuda modernih prostora koja ne mo\u017ee udovoljiti me\u0111unarodne standarde. Me\u0111utim, pandemija je dodatno ubrzala sna\u017enu potra\u017enju i donijela priliku developerima da na tr\u017ei\u0161tu osiguraju nove, moderne i zna\u010dajne nekretnine za respektabilne zakupce\u201d, stoji u pregledu Colliersa.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Na tom tragu isti\u010du Log-Expert, developera logisti\u010dkog parka klase A u poslovnoj zoni Meridian 16 u blizini Velike Gorice i zagreba\u010dkog prstena.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">U usporedbi s drugim mediteranskim zemljama i susjednom Crnom Gorom, ocjenjuju u Colliersu, Hrvatska ima nerazvijeno tr\u017ei\u0161te tzv. second home nekretnina. Unato\u010d velikom interesu stranih investitora i developera, kao \u0161to su Austrijanci, Slovenci, Slovaci, \u010cesi i Rusi, u ovom sektoru postoji vrlo malo velikih greenfield ulaganja.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Klju\u010dne prepreke novim projektima su administrativni problemi (spora i komplicirana birokracija), neu\u010dinkovito pravosu\u0111e, fiskalna politika, sezonalnost destinacija, kao i pristupa\u010dnost lokacije.
