I dok se kupci nadaju skorijem padu, stru\u010dnjaci smatraju da ni\u017ee cijene ne da nema ni na vidiku, nego da se opet o\u010dekuje dodatni skok cijena.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Po\u010detne cijene kvadrata u staroj gradnji u Republici Srpskoj kre\u0107u se od 1.200 KM pa do 2.200 KM, dok je cijena novih stanova od 2.200 KM do 4.000 po metru kvadratnom.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Dragan Gruban iz Agencije za nekretnine &#8220;Agent Enex&#8221; u Prijedoru i urednik Facebook stranice Dom.ba za &#8220;<a href=\"https:\/\/www.nezavisne.com\/ekonomija\/trziste\/Kvadrat-polovnog-stana-u-Srpskoj-4000-KM\/688620\" target=\"_blank\" rel=\"noreferrer noopener\">Nezavisne novine<\/a>&#8221; isti\u010de da je u svim gradovima Srpske do\u0161lo do porasta cijena novoizgra\u0111enih stanova za 20 posto u odnosu na pro\u0161lu godinu.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">&#8220;U Prijedoru je pro\u0161le godine cijena stanova u novoj gradnji iznosila 1.800 KM, a sada iznosi 2.200 KM po kvadratu, pa \u010dak i vi\u0161e, zavisno od lokacije&#8221;, kazao je Gruban.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Isti\u010de da su vi\u0161e cijene uzrokovane pove\u0107anom potra\u017enjom, ali i poskupljenjem gra\u0111evinskog materijala.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">&#8220;Polovni stanovi po\u010dinju pratiti trend rasta cijene ovisno o stupnju ulaganja i kre\u0107u se od 1.350 do 1.600 KM po metru kvadratnom, dok su cijene ranije bile ni\u017ee, gdje se polovni stan mogao na\u0107i za 1.100 KM po kvadratu&#8221;, isti\u010de Gruban.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Kako je pojasnio, kupci su uglavnom ljudi koji dolaze iz inozemstva i mladi bra\u010dni parovi.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Dalji rast cijena on o\u010dekuje i u narednom periodu, ali, kako ka\u017ee, sve \u0107e to ipak ovisiti od tendencija na samom tr\u017ei\u0161tu, odnosno ako cijene energenata, struje, \u017eeljeza i svih ostalih materijala nastave skakati &#8211; do\u0107i \u0107e i do rasta cijena stanova.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Manojlo Popovi\u0107, vlasnik Agencije za prodaju nekretnina &#8220;Senzor&#8221; u Banjoj Luci, ka\u017ee da je u ovom gradu do\u0161lo do rasta cijena stanova za oko 15 posto.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">&#8220;Cijena stanova stare gradnje iznosi od 2.200 KM pa navi\u0161e, dok kvadrat u novoj gradnji iznosi od 2.600 KM do 4.000 KM, ovisno od naselja u kojem se nalazi&#8221;, kazao je Popovi\u0107.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Pregledom oglasa, me\u0111utim, u Banjoj Luci smo prona\u0161li i ve\u0107 kori\u0161ten stan od 85 kvadrata koji se sa gara\u017enim mjestom prodaje po cijeni od 358.000 maraka, ili oko 4.000 maraka po kvadratu.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Iz Agencije za promet nekretnina &#8220;Europartner&#8221; Trebinje isti\u010du da je potra\u017enja za stanovima u ovom gradu kontinuirana ve\u0107 nekoliko godina unazad.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">&#8220;Ima interesovanja kao \u0161to je i prije bilo. Trebinje je zadnjih sedam-osam godina postalo privla\u010dna destinacija te taj trend i dalje traje. Mada, bilo je ne\u0161to pada u potra\u017enji po\u010detkom pandemije jer su ljudi strahovali zbog neizvjesnosti, ali nakon toga se situacija stabilizovala&#8221;, kazali su iz ove agencije.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">I oni isti\u010du da je do\u0161lo do porasta cijena stanova jer su cijene repromaterijala vi\u0161e, ali su skuplje i takse i gra\u0111evinske dozvole pa, kako ka\u017eu, samim tim je nametnuto da i stanovi budu skuplji.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">&#8220;Ranije je kvadrat u centru grada iznosio 2.200 KM, a sada je cijena 2.700 KM, i to za luksuznije stanove sa bazenima&#8221;, pojasnili su iz ove agencije.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Kako dodaju, \u0161to se ti\u010de nekretnina iz stare gradnje sve ovisi od lokacije, ali i od toga u kakvom je stanju, odnosno koliko je dodatno novca potrebno ulo\u017eiti u renoviranje.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">&#8220;Cijene u u\u017eem dijelu grada se kre\u0107u od 1.200 do 1.500 KM. Stanove u Trebinju naj\u010de\u0161\u0107e kupuju na\u0161i ljudi iz dijaspore i mladi bra\u010dni parovi&#8221;, isti\u010du iz ove agencije.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Dodaju da su najvi\u0161e tra\u017eeni dvosobni stanovi, iako se najbr\u017ee prodaju jednosobni.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Goran Radivojac, ekonomski analiti\u010dar, isti\u010de da je za stanovnike RS jako te\u0161ko do\u0107i do neke nekretnine zbog visokih cijena.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">&#8220;Za stanovnike koje \u017eive i rade ovdje jako je te\u0161ko do\u0107i do stanova te se sti\u010de utisak da ih kupuju upravo na\u0161i gra\u0111ani iz dijaspore, jer oni imaju pla\u0107e koje mogu da podnesu tu visinu cijena&#8221;, kazao je Radivojac.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Kako je rekao, te\u0161ko je o\u010dekivati da \u0107e u narednim godinama do\u0107i do pada cijena.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Izvor:nezavisne.com<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Tr\u017ei\u0161te nekretnina u Srpskoj od po\u010detka pandemije ne miruje, potra\u017enja ne jenjava, a cijene kvadrata konstantno rastu.
