Potra\u017enja za stanovima nikada nije bila ve\u0107a, gradilo se i u vremenu potpunog lockdowna. U agencijama za promet nekretnina isti\u010du kako potra\u017enja nikada nije ni stala, upravo suprotno, ve\u0107a je nego ranije te kupci kupuju stanove jo\u0161 dok su skicirani na papiru, pi\u0161e Ve\u010dernji list BiH. &nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Novi stanovi<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Prema podacima Zavoda za statistiku RS-a, u tre\u0107em tromjese\u010dju ove godine u RS-u je prodano 815 novih stanova, \u0161to je 58,4 posto vi\u0161e u odnosu na isto razdoblje lani. Osim toga, statisti\u010dari su izra\u010dunali da je prosje\u010dna cijena \u010detvornog metra 1714 KM, \u0161to je za 7,4 posto vi\u0161e u odnosu na prosje\u010dnu cijenu stana u tre\u0107em tromjese\u010dju. U agencijama za promet nekretnina isti\u010du kako, uslijed velike potra\u017enje, rastu i cijene stanova, dodaju\u0107i kako su na poskupljenje \u010detvornog metra u ovoj godini utjecale i vi\u0161e cijene gra\u0111evnog materijala. &#8211; Potra\u017enja je u porastu, posebice u ve\u0107im gradovima. Primjerice, u Banjoj Luci, koja zauzima polovinu tr\u017ei\u0161ta nekretnina u RS-u, kupci su lokalni stanovnici, ali i osobe iz drugih, manjih sredina &#8211; kazao je direktor jedne banjolu\u010dke agencije za nekretnine Dragan Milanovi\u0107 za Glas Srpske. Prema njegovim rije\u010dima, cijene \u010detvornog metra u gradu na Vrbasu kre\u0107u se od 2200 KM na periferiji do iznad 3000 KM u sredi\u0161tu grada. Kako isti\u010de, stan je sigurna investicija jer su sredstva uvijek likvidna s obzirom na to da ga je mogu\u0107e brzo prodati. Potra\u017enja za stanovima u Mostaru i cijene, ba\u0161 kao i u Banjoj Luci, tako\u0111er su na vrlo visokoj razini. &#8211;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Cijene stanova u Mostaru prosje\u010dno su rasle za 10 posto u godini dana. No, Mostar je u \u201cproblemu\u201d kada je rije\u010d o novim stanovima. Otkako je po\u010dela pandemija nije izgra\u0111ena ni jedna zgrada, a one koje su bile u fazi izgradnje, ve\u0107 odavno su useljene. Osim za stanove u novogradnji, sada je i za one u starogradnji potrebno izdvojiti vi\u0161e novca. Njihova cijena danas se kre\u0107e od 1300 do 2000 KM po \u010detvornom metru, a, naravno, ovisi o kvaliteti i lokaciji na kojoj se stan nalazi &#8211; kazao nam je u nedavnom razgovoru Franjo Sivri\u0107, vlasnik agencije za nekretnine u Mostaru.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Kako je rekao, promjena u cijenama jo\u0161 \u0107e biti s obzirom na to da je gra\u0111evni materijal drasti\u010dno poskupio. &#8211; Budu\u0107i da je sve poskupjelo, mogu\u0107e je o\u010dekivati i vi\u0161e cijene stanova. Imamo nekoliko pripremljenih projekata, koji su vezani uz novogradnju. U tim zgradama, koje \u0107e se nalaziti u sredi\u0161tu grada, cijene \u0107e iznositi 3000 KM po \u010detvornom metru &#8211; kazao nam je nedavno agent za nekretnine.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Gra\u0111evinski sektor<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Koliko se zaista gra\u0111evinski sektor na\u0161ao na udaru poskupljenja, kazala nam je nedavno Enisa Kadi\u0107, voditeljica Centra za analizu i informatiku pri Gospodarskoj komori FBiH. &#8211; Kretanja na svjetskom tr\u017ei\u0161tu, kada je rije\u010d o gra\u0111evnim materijalima, posebice \u010deliku, \u017eeljezu&#8230;, izazvala su ozbiljne probleme.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Trgovinski rast SAD-a i Kine, kao i uvo\u0111enje kvota za uvoz iz EU-a, najzna\u010dajniji su \u010dimbenici koji su doveli do poreme\u0107aja na tr\u017ei\u0161tu. Bh. tvrtke koje se bave trgovinom \u017eeljeza i obojenih metala me\u0111u prvima su osjetile poskupljenja. Enorman rast od 80 posto zasigurno \u0107e izazvati poreme\u0107aju u poslovanju odre\u0111enih tvrtki &#8211; objasnila je u nedavnom razgovoru.
