{"id":88879,"date":"2021-11-17T14:41:48","date_gmt":"2021-11-17T13:41:48","guid":{"rendered":"https:\/\/radioljubuski.ba\/?p=88879"},"modified":"2021-11-17T14:41:49","modified_gmt":"2021-11-17T13:41:49","slug":"ecb-cijene-nekretnina-u-eurozoni-pretjerano-su-visoke","status":"publish","type":"post","link":"https:\/\/radioljubuski.ba\/index.php\/2021\/11\/17\/ecb-cijene-nekretnina-u-eurozoni-pretjerano-su-visoke\/","title":{"rendered":"ECB: Cijene nekretnina u eurozoni pretjerano su visoke"},"content":{"rendered":"\n<p>Potra\u017enja za stambenim nekretninama poja\u010dana je u pandemiji i cijene stambenih i komercijalnih nekretnina u eurozoni pretjerano su visoke, \u0161to zna\u010di i ve\u0107i rizik njihove korekcije, upozorila je u srijedu Europska sredi\u0161nja banka.<\/p>\n\n\n\n<p>Obitelji su u pandemiji vi\u0161e \u0161tedile i sve vi\u0161e gra\u0111ana radilo je od ku\u0107e, \u0161to je rezultiralo poja\u010danom potra\u017enjom za stambenim prostorom i rastom cijena nekretnina u drugom tromjese\u010dju za oko sedam posto, najsna\u017enijim od 2005. godine.<\/p>\n\n\n\n<p>\u201cRizici korekcija cijena u srednjoro\u010dnom razdoblju znatno su poja\u010dani zbog sve vi\u0161ih procjena u pretjerano visokoj vrijednosti stambenih nekretnina&#8221;, navodi ECB u izvje\u0161\u0107u o financijskoj stabilnosti eurozone koje objavljuje dva puta godi\u0161nje.<\/p>\n\n\n\n<p>Gra\u0111evinski sektor ne mo\u017ee pratiti potra\u017enju, a tr\u017ei\u0161te nekretnina posebno je &#8216;usijano&#8217; u zemljama poput Njema\u010dke, Francuske i Nizozemske.<\/p>\n\n\n\n<p>&#8220;Stanogradnja se oporavlja, ali nedostatna radna snaga, zastoji u globalnim opskrbnim lancima i rast cijena sirovina ograni\u010davaju sposobnost gra\u0111evinskog sektora da pro\u0161iri ponudu stambenih objekata, a rezultat je pritisak na rast cijena stambenog prostora&#8221;, tuma\u010de u ECB-u.<\/p>\n\n\n\n<p>Tr\u017ei\u0161te skupljih komercijalnih nekretnina sada se oporavlja, ali izgledi su &#8220;posebno lo\u0161i&#8221; za komercijalne nekretnine ni\u017ee kvalitete, budu\u0107i da rad na daljinu, zdravstvena situacija i potra\u017enja za ekolo\u0161ki prihvatljivim nekretninama usmjeravaju potra\u017enju prema skupljem prostoru, dodaju.<\/p>\n\n\n\n<p>Rizik vala ste\u010dajeva kompanija istodobno je smanjen u odnosu na pro\u0161lu godinu, unato\u010d ukidanju pojedinih dr\u017eavnih potpora, isti\u010du u sredi\u0161njoj monetarnoj instituciji eurozone.<\/p>\n\n\n\n<p>\u201eBroj kompanija koje ne uspijevaju podmiriti svoje dugove u prosjeku je ispao manji no \u0161to su najve\u0107i optimisti o\u010dekivali na po\u010detku pandemije, a broj ste\u010dajeva i dalje oko 15 posto manji no \u0161to je bio prije pandemije&#8221;, priop\u0107io je ECB.<\/p>\n\n\n\n<p>Izvor:pogled.ba<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Potra\u017enja za stambenim nekretninama poja\u010dana je u pandemiji i cijene stambenih i komercijalnih nekretnina u eurozoni pretjerano su visoke, \u0161to zna\u010di i ve\u0107i rizik njihove korekcije, upozorila je u srijedu Europska sredi\u0161nja banka.
